Welspun One targets 10 mn sq.ft leasing in next three years
After leasing 2.5 mn sq.ft in FY26, the firm is expanding across key logistics hubs and developing a 4.5 mn sq.ft FTWZ at Nhava Sheva.

Welspun One plans to lease more than 10 million sq. ft. of industrial and logistics space over the next three years, nearly doubling its current operational footprint as it expands its presence in India's growing supply chain infrastructure sector.
The announcement follows the company's strongest leasing performance to date. During FY 2025–26, Welspun One executed leases and letters of intent covering more than 2.5 million sq. ft., driven by demand from third-party logistics (3PL) operators, manufacturers and e-commerce companies.
Among the major transactions completed during the year was a 5.9 lakh sq. ft. single-box facility for Amazon India. The company also signed a deal for a 20-metre-high warehouse for AAJ Supply Chain and developed a controlled-environment facility spanning more than 2 lakh sq. ft. for a leading medical equipment manufacturer.
Commenting on the performance, Neeraj Balani, Chief Customer Officer, Welspun One, said occupiers are increasingly consolidating with developers that offer execution reliability and integrated solutions.

As part of its next phase of growth, Welspun One is expanding beyond large-format warehousing into segments such as in-city distribution, retail and commercial infrastructure.
Projects currently under construction include what the company describes as India’s largest Free Trade Warehousing Zone (FTWZ) development at Nhava Sheva, with more than 4.5 million sq. ft. of space. The company is also developing more than 500,000 sq. ft. of multi-format assets in Thane for retail, commercial and distribution use.
Other projects include a 1.2 million sq. ft. logistics park in Chakan, Pune; a 1.2 million sq. ft. logistics and industrial park in Hoskote, Bengaluru; a 1.2 million sq. ft. logistics and industrial park in Chennai; and a logistics and industrial park spanning more than 1.5 million sq. ft. in Cuttack. The company is also developing more than 500,000 sq. ft. of space in Tauru and Haily Mandi in the National Capital Region.
Welspun One said it expects to deliver an additional 3.5 million sq. ft. across its assets over the next four quarters as construction and capital deployment continue.
Looking ahead, the company expects demand for institutional-grade infrastructure to remain strong across manufacturing, logistics and urban distribution, and plans to continue developing integrated infrastructure aligned with evolving supply chain and consumption trends in India.
